Garage, Shop and Commercial Floor Coatings in Austin

Garage floor epoxy starts as two liquids, a resin and a hardener, stirred together on site; they cure by chemical reaction into a hard film that keys into roughened concrete. Epoxy flooring is the larger family of resin floors on that chemistry, from rolled films a few mils thick to troweled mortars, a mil being one thousandth of an inch. For scale, the ArmorSeal 1000 HS sheet from Sherwin-Williams (revised August 10, 2021) lists 3.0 to 5.0 dry mils a coat and 65 percent volume solids in colors, volume solids being the part of the wet coat left behind as cured film. We lay flake epoxy floors, polyaspartic and polyurea systems (Laticrete calls polyaspartic an "aliphatic polyurea"), metallic epoxy, commercial and kitchen floors, and stained, polished or resurfaced concrete; the slab's moisture, the heat, the room's job and your deadline pick among them.

We visit, measure and test the slab before we send the written quote, and the quote costs nothing.

No price survey covers Austin, so every figure below is a national one, and none of it is our price. HomeGuide (February 2026) prints $4 to $10 a square foot installed, on average; its two-car row prices 400 to 576 square feet at $1,600 to $5,800. Angi (August 2026) prints $2 to $12 a square foot, materials and labor together. Surveys disagree, and these two do. Angi traces most of a total to the resin and the floor's size, with surface preparation on top, and a slab that needs crack repair or a moisture primer carries lines that a sound, dry one does not. The dated, sourced rows sit on our epoxy flooring cost page.

The slab comes first. On the first visit we measure the floor and test its moisture by whichever method the candidate coating's sheet specifies: ASTM F1869 (calcium chloride under a dome), ASTM F2170 (relative humidity probes set into the concrete) or ASTM D4263 (a taped plastic sheet). Grinding is done with diamond tooling, not acid, to the roughness grade the system requires, called the concrete surface profile, and the grinders carry the dust collectors that Table 1 of OSHA's construction silica standard, 29 CFR 1926.1153, sets for floor grinding. Cracks are filled before primer, and we flag the ones that will still read through. Air, slab and dew point, the temperature at which water in the air starts to condense, are read before a batch is mixed, and the walk-on and drive-on times reach you on paper.

Why Austin Homeowners and Businesses Choose Us

The slab is tested first

Coating makers print moisture limits, and the slab is read against the product's. One example: Sherwin-Williams' Form G-1 (revised 02/26) allows a calcium chloride reading, under ASTM F1869, of no more than 3 pounds over 1,000 square feet in 24 hours, and accepts probe readings of 80 percent relative humidity or lower under ASTM F2170 for non-permeable flooring. A slab over the limit gets a moisture-mitigating (vapor barrier) primer, priced separately on the quote, or a different system.

We grind instead of acid etching

Sherwin-Williams writes that acid etching "tends to produce a CSP-1 to CSP-2 profile, which is suitable only for very thin systems," and its Form G-1 lists its flake and quartz broadcast systems at CSP 5. CSP, concrete surface profile, is ICRI's roughness scale, CSP 1 to CSP 10. We diamond grind to the number the coating's data sheet gives, and indoors a HEPA-filtered vacuum runs between passes.

Cracks repaired before the primer

East of the Balcones Escarpment lie Blackland Prairie clays such as Houston Black, which the USDA rates high in shrink-swell, the swelling of a soil when wet and its shrinking when dry. We fill and repair cracks before the primer. A crack that is still moving, an active crack in ICRI's terms, can show again through a coating, and before work starts we tell you which repaired cracks will.

Coats follow the sheet and weather

Heat shortens working time. Pot life, how long a mixed batch stays workable, is 4 hours at 77 degrees F on the ArmorSeal 1000 HS sheet and half that, 2 hours, at 120 degrees F. So the dew point and the slab temperature are measured before each mix, and every coat stays inside the window its sheet prints. The quote spells out products, steps, dates and price.

How It Works

You describe the floor

Tell us the floor's size, the slab's age, what parks or works on it and whether it was ever painted, sealed or coated. Photos of cracks, oil stains and saw-cut joints help. Say when you need the floor back, since a fast-curing polyaspartic and a slower epoxy keep a floor out of service for different lengths of time.

We visit, test and measure

We measure the floor, map its cracks and joints, check for old coatings and sealers, and run the moisture test that the candidate coating's data sheet names. Some tests take time: KTA-Tator describes the calcium chloride test as a sealed dome left over bare concrete for 60 to 72 hours.

We quote in writing

The free written quote names the coating products, every step, the dates and the price. It spells out what the price includes and what it leaves out, carries any moisture-mitigating primer as a separate item, and states the Texas sales tax treatment we apply. The Texas Attorney General's advice on home improvement contracts: "DO NOT sign a contract with blanks in it."

We coat and hand it back

Crack repair, primer and every coat go down inside each product's temperature window. At handover you get, on paper, the hours until you can walk on the floor and until you can park on it, taken from the sheets of the products used. On the ArmorSeal 1000 HS sheet, foot traffic waits 24 hours at 77 degrees F, heavy traffic 48 to 72 hours.

Local Knowledge That Matters in Austin

Austin's housing is young. In table B25035 of the American Community Survey, the Census Bureau's 2020-2024 five-year estimates, the median year built is 1994 for the City of Austin, 1999 for Travis County, 2006 for Williamson County and 2007 for Hays County. By our division of the table B25024 counts, one-unit detached houses are 209,772 of the city's 483,071 units, about 43.4 percent, against 72.5 percent in Williamson County and 66.3 percent in Hays. Divided the same way, table B08201 gives two or more vehicles to 48.9 percent of households in the city and 65.0 percent in Williamson County. Some slabs are recent: by the table B25034 counts, 10.1 percent of Hays County units date from 2020 or later, and Sherwin-Williams wants at least 28 days of cure before epoxy or urethane flooring. Decade-by-decade shares are on our Austin numbers page.

Two NOAA stations frame the weather a garage floor gets coated in. In the 1991-2020 normals, days with a high of 90 degrees F or more average 122.8 a year at Camp Mabry and 123.5 at Austin-Bergstrom International Airport, and the counts of 100-degree days are 28.7 and 24.2. Camp Mabry's normal August high is 97.8 degrees F. The freeze counts sit further apart: the National Weather Service's Austin climate summary puts sub-freezing temperatures on about 12 days a year at Camp Mabry and 33 at Bergstrom, and says it "can sometimes be 10 degrees colder at Austin Bergstrom compared to Austin Camp Mabry." Camp Mabry's normal rainfall is 36.25 inches a year. Station readings are outdoor air, not concrete, so we measure the slab itself. Our guide to the pros and cons sets the data sheet limits beside these numbers.

The Balcones Escarpment divides Travis County, and the ground under a slab changes across it. To the east lie Blackland Prairie clays such as Houston Black, which the USDA's official series description gives high shrink-swell potential, with soil cracks 1/2 to 4 inches wide in dry periods that stay open 90 to 150 cumulative days in most years. Heiden, another shrink-swell clay, was established as a series in Travis County in 1969. To the west, the Edwards Plateau is capped by hard Cretaceous limestones, and soils such as Eckrant lie very shallow to shallow over that bedrock. NRMCA's CIP 4 says concrete "deflects depending on load and support conditions" and lists improper subgrade preparation among the causes of cracking; the NRCS describes soil, not slabs, so the cracks in each floor are read on site.

The City of Austin's Development Services list of work exempt from building permits names, under both its residential and commercial headings, "Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work." The same page adds that "work exempt from a permit must still comply with applicable Building Codes, City Codes, and all other applicable ordinances," and the City's page on whether a permit is needed says results "should be confirmed with staff." Foundation repair has a line of its own: the residential list exempts "A foundation repair that does not exceed 128 square feet." The City adopted the 2024 International Residential Code and International Building Code with local amendments, effective July 10, 2025. When a job sits near one of those lines, ask Development Services before work starts.

Texas sales tax on a floor job turns first on the kind of property. Comptroller publication 94-116 states that "Labor to repair, remodel, or restore residential real property is not taxable," while on nonresidential real property, restaurants, warehouses and retail shops among its examples, the whole charge is taxable. Austin's combined rate in the Comptroller's city table: 8.25 percent. Floor coatings go unnamed in that publication, so our quote spells out the treatment we apply and leaves the last word to the Comptroller or a tax professional. Texas licenses some trades, electricians among them, through the Texas Department of Licensing and Regulation, yet nothing for floor coating, painting or general contracting appears among its programs. The Texas Residential Construction Commission, which a 2009 bill analysis said "licenses builders, remodelers, new homes, and remodel projects," was abolished on September 1, 2009.

What Does Epoxy Flooring Cost in Austin?

Garage floor epoxy cost, in the national price surveys, runs from $2 to $12 a square foot installed in Angi's August 2026 data and $4 to $10 installed, on average, in HomeGuide's February 2026 survey, and no survey publishes a figure for Austin. The table gives the main published rows, each with its survey, its date and its unit, all of them national. Below it are the factors the surveys name, the arithmetic for a floor of your size, what the Texas Comptroller's publications say about sales tax on residential and nonresidential work, and what our written quote lists. One gap is worth knowing first: HomeGuide's and Angi's epoxy pages print no price for a full-broadcast flake epoxy floor, the kind with chips thrown into wet resin until no resin shows, so the flake line below is an add-on, not a system price.

What is priced Published range (survey, date)
Epoxy flooring, installed, per square foot, on average $4 to $10 per sq ft, national (HomeGuide, Feb 2026)
One-car garage, 288 to 392 sq ft, epoxy, average installed cost $1,200 to $3,900, national (HomeGuide, Feb 2026)

Frequently Asked Questions

How much does it cost to epoxy a garage floor in Austin?

Austin has no published price of its own, so start from the national surveys. HomeGuide's February 2026 garage table, average installed cost: 288 to 392 square feet (one car), $1,200 to $3,900; 400 to 576 (two cars), $1,600 to $5,800; 576 to 864 (three cars), $2,300 to $8,600. Angi's August 2026 table: 250 square feet, $750 to $3,000; 500, $1,500 to $6,000; 750, $2,250 to $9,000. The figure for your own garage is our written quote, made after we measure and test, and our full table of survey rows gives each national row with its survey and date.

What is the typical cost of epoxy coating a garage floor in Texas?

None of the surveys we cite prints a statewide Texas figure, and their only Texas row is for one city. Bob Vila's April 2024 epoxy garage floor page, which names Angi, HomeAdvisor and HomeGuide as its sources, lists Dallas, Texas at $1,340 to $2,440 beside its national range of $1,595 to $3,337; that is a Dallas figure, not a Texas or Austin price, from the oldest survey we cite. The Bureau of Economic Analysis put the overall Texas price level at 97.2 for 2023, where the nation is 100, in a December 2024 release that BEA now marks superseded; that index spans all goods and services, rents included, and is not a floor price. For an Austin garage, set our written quote beside the national rows.

How long will epoxy last on a floor?

Our sources hold no independent lifespan figure; the year ranges come from price surveys. HomeGuide (February 2026) gives water-based epoxy 3 to 5 years and solid epoxy 10 to 20 years; Angi (August 2026) says 10 to 20 years with proper surface preparation and installation. Stonhard, a resin floor maker, gives no number for epoxy and ties a floor's life to choosing the right floor, using it properly and keeping it clean. Grit, chemicals and stiff brushes wear a floor down, and Tennant's maintenance guide says plasticizer stains from tires can be cleared only by recoating; our pros and cons guide takes each cause in turn.

Is it worth getting your garage floor coated?

Yes, when the slab tests dry and sound and the garage will see years of use; resale value is not the reason. Angi (August 2026) says an epoxy floor won't directly raise a home's value, though its look and durability can draw some buyers, and HomeAdvisor (June 2026) says the same of formal appraisals. The payoff is daily: Sherwin-Williams writes that a poured epoxy floor typically needs only minimal upkeep, with no waxing. A slab that fails its moisture test needs a moisture-mitigating primer or another system first, because, as KTA-Tator explains, water trapped under a coating can blister it.

Can you epoxy a garage floor in the Austin summer heat?

Yes, inside each product's temperature window, with the slab's own temperature checked against it, not the forecast. Sherwin-Williams' ArmorSeal 1000 HS sheet allows 50 to 120 degrees F but cuts the pot life of a mixed batch from 4 hours at 77 degrees F to 2 hours at 120 degrees F. Citadel's comparison table lists its polyaspartic grout coat at 0 degrees F to 90 degrees F+, and Camp Mabry's normal August high is 97.8 degrees F, an outdoor air reading. Sherwin-Williams also advises applying a sealing coat while the slab temperature is falling, to limit outgassing, the bubbles left by air escaping a warming slab, which is one more reason we read the slab before each coat.

Will the cracks in my garage slab show through a new coating?

Some will, and you hear which ones before you sign. ICRI's repair terms call a crack that is still moving an active crack; Sherwin-Williams warns that a moving joint not carried up through a resin floor "can lead to cracks in the surface"; and the USDA rates the shrink-swell of the Houston Black clay east of the escarpment high. Fillers stretch little: Metzger/McGuire's technical bulletin T18 says polyurea and epoxy fillers "typically have expansion capabilities of 15% or less," and, citing its bulletin T11, that "most joints will open 50-100% during normal slab shrinkage." Cracks are repaired before the primer, and the ones that will show are marked. Where damage is widespread, HomeGuide's cost page points to resurfacing before any coating, and our concrete resurfacing page covers that work.

When does the car go back on a newly coated garage floor?

The products and the temperature set it, and your written schedule gives the hours. ArmorSeal 1000 HS, at 77 degrees F, allows foot traffic after 24 hours, heavy traffic after 48 to 72 and a full cure after 7 days. A polyaspartic chip floor built to Laticrete's TDS 432 guideline stays out of service for 24 hours. HomeGuide's February 2026 survey advises keeping a car off new epoxy for 2 to 7 days. Warmth speeds a cure and cold slows it: the same ArmorSeal sheet lists full cure at 10 days at 50 degrees F and 4 days at 120 degrees F.

Do I need a permit to epoxy my garage floor in Austin?

The City of Austin lists finish work among the jobs exempt from a building permit and asks owners to confirm with staff. Its exempt list names "Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work," and the City adds that exempt work must still meet its codes and ordinances. No City page says outright whether a floor coating counts, so if you are unsure, ask Austin Development Services before work starts. Food businesses differ: Austin Public Health requires plan review for new construction and remodels, as our restaurant and brewery floors page explains.

How do I get my garage ready for the crew?

Empty the floor, move the cars out and tell us what the slab has been through. Anything stored on the area to be coated has to come off it; if that is more than you can move, Angi's national August 2026 data prices moving help or short-term storage at $100 or more. Mention any paint, sealer, oil stain or old coating, since Sherwin-Williams lists oils, grease, wax, sealers and curing compounds among what must be removed before a resin floor. Then line up parking for the drive-on time on your schedule.

Is polyaspartic better than epoxy for an Austin garage?

It turns on sun, schedule and slab, and neither wins every count. Citadel's comparison table marks epoxy No for UV resistance and its polyaspartic Yes, and the ArmorSeal 1000 HS sheet warns that epoxy coatings may darken or yellow, which matters where an open garage door faces the afternoon sun. Citadel's table lists full return to service, ambient dependent, at 36 to 48 hours for epoxy and 24 hours for its polyaspartic coat. On price, HomeGuide's national November 2024 survey runs polyaspartic from $5 to $12 a square foot, epoxy from $4 to $10. Our polyaspartic floor coating page sets the two side by side.
